AcquaVilla, Miami Beach

Case Study: Five Years Vacant. Sold Six Months After Launch.

How a Miami Beach Property Became a Business Buyers Wanted to Own

AcquaVilla is a private compound of two villas and four bedrooms, just steps from the beach in Miami Beach. After five years sitting empty and several unsuccessful attempts to sell, the property needed a new story.

Tangy Management obtained a hotel license, relaunched AcquaVilla as a private vacation rental compound and ran it with hotel-standard hospitality from day one. Within three months it earned Airbnb Guest Favorite recognition. Six months after opening, it sold for $2.5 million as a fully operating hospitality business.

Recognition and sale timelines are measured from when the vacation rental compound opened.

A Private Compound, Steps From the Beach

The property needed a clear reason for guests to choose it. Building on the existing AcquaVilla name, Tangy created an identity around a private compound just steps from the beach.

Guests booked both villas together as one private compound. Thoughtful design, carefully chosen amenities and attentive hospitality brought that identity to life, creating a place guests wanted to stay, return to and rate highly.

The Tangy Plan

Turning a vacant property into an operating business came down to three steps:

  • Build the hotel model. Obtain the hotel license and launch the vacation rental compound with a professional hospitality operator.
  • Design the whole stay. Work with a professional designer so the interiors and pool area deliver a consistent, high-end experience.
  • Deliver from day one. Match the property’s promise with guest service, earn trust quickly and build an operating track record.

Private Compound. Resort Expectations.

Poolside as a resort

The pool courtyard became the heart of the stay. Tuuci umbrellas and high-end hotel furniture created a resort-style setting for lounging and gathering.

Comfort guests can feel

Premium furniture, bed linen and terry towels carried the hotel experience into the villas, along with high-end coffee and thoughtful amenities.

Explore the coast

Beach cruiser bikes and beach essentials made it easy to explore the neighborhood and enjoy the beach across the street.

Tangy credits these choices with helping drive high nightly rates and giving guests a clear reason to choose AcquaVilla.

When the Property Became a Business

Within three months of launching the compound, AcquaVilla earned Guest Favorite recognition on Airbnb and Tangy achieved Superhost status. Six months after opening, the property sold for $2.5 million as a functioning hospitality business.

The seller secured a sale, the realtor had a far stronger story to take to market, and the new owners acquired an operating property with a hotel license in Miami Beach.
